Platform Agreement

GharDirect is an online marketplace connecting individual property owners and seekers directly. We strictly enforce a Zero Brokerage Policy. Real estate agents, brokers, channel partners, and property management companies are prohibited from using the platform for listing properties or accessing seeker details.

1. General User Responsibilities

By registering on GharDirect, you warrant and represent that:

  • You are at least 18 years of age and legally competent to enter into contracts.
  • All registration details, including your email address and verified phone number, are accurate and belong to you.
  • You will use the platform only for legitimate renting or buying transactions in Delhi NCR.
  • You will not use automated scrapers, bots, or software tools to extract property details, listing photos, or user contact records.

2. Owner Responsibilities & Listing Rules

Homeowners listing properties on GharDirect must agree to the following terms:

  • Title Ownership: You warrant that you are the lawful titleholder of the property, or possess written authorization (e.g., Power of Attorney) to list the property.
  • Accuracy: The photos uploaded must represent the actual condition of the property. No stock photos or duplicate listings are permitted.
  • Verification Check: Owners must upload proof of identity and ownership (utility bills, Registry document, or society maintenance receipt) when requested by our trust and compliance team.
  • No Brokerage: You agree not to charge any brokerage, service fee, or commission to any seeker introduced via GharDirect. Doing so constitutes a material breach and will result in immediate termination of service.

3. Seeker Responsibilities & Safety

Property seekers searching on GharDirect must agree to:

  • Legitimate Intent: Contact owners only for genuine interest in leasing or purchasing. Using unlocked contact details to pitch marketing products, broker services, or sales deals is strictly forbidden.
  • Due Diligence: Seekers are solely responsible for verifying the legal status of properties, ownership title documents, and structural safety. GharDirect does not conduct physical building surveys.
  • Financial Safety: Never pay any tokens, holding deposits, or registration charges online before physically inspecting the property and meeting the owner. GharDirect is not liable for transactions made outside our payment gateway.

4. Subscription Usage & Contact Credits

Our seeker plans operate on a credit-based model:

  • One contact credit allows you to unlock the verified contact details of one property owner.
  • Once unlocked, you have unlimited direct communication rights with that owner.
  • Credits are non-transferable, have specific validity terms, and will expire as detailed in your subscription dashboard.
  • Sharing account access credentials with other seekers or commercial groups to scrape owner numbers will lead to immediate account suspension without refund.

5. Fraud Prevention System

To protect our users, GharDirect runs an automated anti-broker system check. This process monitors signups, user behaviors, listing patterns, and contact volumes.

If a registered user is suspected of operating as a commercial broker or agent (e.g., listing multiple properties across disparate localities with different names, or attempting to unlock high volumes of owner details), their account will be flagged for manual verification. We reserve the right to demand real-estate license declarations and title checks to verify direct ownership.

6. Listing & Account Suspension Policy

GharDirect reserves the right to suspend or permanently delete listings or user accounts without prior notice if we identify:

  • Violation of our Zero Brokerage Policy.
  • Submission of fake property photos, false prices, or misleading descriptions.
  • Attempts to harass other platform users, owners, or seekers.
  • Initiation of chargeback scams on purchased packages.
  • Creation of duplicate listings for the same apartment.

7. Limitation of Liability

GharDirect provides the platform on an "as-is" and "as-available" basis. We do not guarantee the accuracy of owner-submitted listing descriptions or the physical status of gated societies.

In no event shall GharDirect, its directors, or team be liable for any direct, indirect, incidental, or consequential damages resulting from rental disputes, loss of security deposits, lease agreement breaches, broker scams, or property damage arising out of connections made through our marketplace.

Dispute Resolution

These terms are governed by the laws of India. Any legal disputes arising out of the use of our services shall be subject to the exclusive jurisdiction of the courts located in New Delhi, India.
